During times when our leasing consultants are often away showing properties, we kindly ask interested tenants to follow a specific process to register their interest in a rental property. Additionally, applying through the following steps will ensure a smoother process, reducing delays and enhancing the likelihood of a successful application. Just a friendly reminder: the landlord is the decision-maker, not the agent. Ensuring your application is fully completed and comprehensive significantly increases your chances of success. Below are a few of our top rental application tips.

Expressing Interest:

  • Visit Realestate.com and Centurion properties for rent – select the rental property you’re interested in.
  • For Realestate.com: Click on “Interested in this rental” and scroll down to read the advert thoroughly, as it typically addresses common queries.
  • For Centurion listing: Click on the “Like what you see? Apply Now!” button to apply directly for the rental from the listing page. 
  • Please avoid calling the office at this point, as we’re reliant on the owner or tenant to confirm available times.

Applying Prior to Viewing:

Yes, you can apply before viewing the property by creating a 2apply account. https://www.2apply.com.au/login

  • Take your time to fill out the application thoroughly, as it’s directly presented to the landlord. Avoid calling to update details or add information; you can log in and make changes yourself.
  • Notify your references that they might be contacted and ensure their contact details are current.

Outcome Notification:

Application processing typically takes 2-3 days after the home open.

However, owners might take longer to make a decision, which is beyond our control. You’ll receive an email notifying you of the decision. If successful, you’ll be contacted by our Leasing Agents. If unsuccessful, the email will inform you. While we understand the desire for feedback, owners aren’t obligated to disclose their choice, making feedback difficult.

Common issues encountered:

  • Common issues encountered when processing applications include missing essential documents such as payslips, identification, and relevant paperwork.
  • Another challenge is when applicants forget the email addresses of their references. Additionally, references failing to return our calls for providing feedback poses a hurdle in the application process.
  • We recommend prompting your references beforehand, informing them about your application in a competitive market, and kindly requesting timely responses when contacted for reference checks.

Frequently asked questions when applying for a rental property

If you can’t attend a home inspection, you can still apply for the property. All applications that are submitted will be passed on to the owner. If you are successful and haven’t attended the home inspection, you will need to then view the property in some way. At this stage, we would organise a private inspection in person, or online.

Yes, you can still apply even if you don’t have any prior rental history. We consider all kinds of references when looking at tenants. Just make sure you back up your application with character/job references if you are unable to provide prior rental history references.

How to apply for a rental property: Our rental applications are entirely online. You can apply via 2Apply, accessible through the web or the app. If you encounter issues with the platform, we suggest clearing cookies and using a desktop computer rather than an iPad or mobile. Please note that we no longer accept paper applications.

Yes, if you save your application you can then transfer it within 2Apply. This means you do not need to write a new application for every property that you apply for and can move it between properties if you change your mind.

You will be notified whether or not you are successful in your application as soon as we find out from the owner.

 

Unfortunately, it is out of our hands once the applications have all been submitted and passed on to the owner. We are unable to give a timeline for this stage in the application process as every landlord carries out their due diligence and can take however long they need to come to a decision.

 

We often have a large amount of applications come through for some properties. So, it could take a few days up to a few weeks for our owners to go through each application and come to their decision. Rest assured, you will be notified either way when we know the outcome.

Viewing times depend on several reasons such as whether or not a house is already tenanted. This means that sometimes it is up to the current tenants when we can schedule a viewing time. We try our best to organise times that work for you, but it varies from house to house for different reasons.

Viewing times may not be visible for two reasons:

  1. The slot is full: We cap our viewings at a set number for safety reasons. If you’ve registered, you’ll be added to a waitlist and notified if a second time becomes available.
  2. The property is tenanted: We may still be awaiting tenant approval to confirm a time. Once approved, we’ll inform applicants.

Once your application has been submitted, you can withdraw your application by navigating to the ‘Applications’ section of your account and changing the dropdown to ‘Completed’. This will then show all applications that are currently ‘Completed’ and with an Agency. You can then select the Withdraw Application button to withdraw your application with the Agency.
